We live in a time of profound economic and political crises. There have been many changes in our habits especially due to the pandemic which has deeply affected the behaviour of all social classes. Until a few years ago change was a response to a contingent crisis, today changes are continuous and not only due to viral contagion, but to the energy alarm following the armed conflict involving all of Europe, to the political instability of our country, to the fickleness of the “consumer” sector, because today the consumer, the user, the customer, is more demanding and changes his mind more than ever before, resulting in an increasingly unstable market, with the increase in raw materials and expensive bills. Only those who adapt quickly to change will survive financially and not be overwhelmed. Those who have the ability to foresee the near future and envisage solutions that are consistent with their environment can dominate the market and face the challenge that is to keep their business alive and well. The energy crisis has urged us to reflect on our lifestyles. The truth is that environmental sustainability is no longer an optional path, but a necessary choice. Even if this step will require large investments, in the long run it will allow energy savings, and therefore less expensive bills, as well as a reduction in CO2 emissions. Will the expensive bills boost the transition to renewable energy just as Covid has accelerated the digital transformation process? We strongly hope so, indeed we believe it is a mistake to think of tackling the immediate problem without thinking of long-term solutions. Aware of all this, at Anaci we wanted to provide practical suggestions to our users, the unit owners of apartment buildings, on the subject of energy savings with the hope that the virtuous behaviours to which we are called today will become good habits that outlive the current crisis. For this purpose, Anaci has created a guide with tips on how to save on bills. As far as the common parts are concerned, the following actions are suggested: 1) thermal improvement of building walls (so-called thermal coat). This results in savings on heat loss of up to 35%; 2) create a condominium photovoltaic system, where possible. This investment allows to save 30-40% on bills. The self-produced electricity can be used for various common utilities such as lifts, water pumps, stair lights, external lights, heating, etc.; 3) install a condensing boiler. It is estimated that there is a saving of 1520% for producing hot water at 80° and 20-30% for producing water at 60°. If a condensing boiler is combined with a low temperature radiant system (which is already effective at 30-50°) savings of over 40% can be achieved. An alternative that can possibly be combined with photovoltaics is the installation of a heat pump to heat the water or the air; 4) create a solar thermal system which, if combined with a condensing boiler, allows savings of 40-60%. Someone could argue that these are costly interventions, which are difficult to implement in a time of hardship for many families. However, saving is possible also by carrying out less economically impactful interventions that are still effective such as: 1) install photocells for the twilight lighting systems of the external courtyards; 2) install lighting systems with people detection for the internal common areas (hallways and stairs); 3) monitor the presence of water in the tanks of the autoclaves to prevent their motors from running empty; 4) accounting for the heat for each apartment allows each unit owner to adjust consumption levels according to their needs and optimize energy expenditure: in this way, each unit owner will only pay for the amount of actually consumed heat, and will also be able to individually manage their heating, always in compliance with the provisions of the law. The spirit with which we plan to face this crisis can only be constructive but we cannot hide that for many Italian families it will be a difficult period.
