È chiaro che l’errata valutazione preliminare della classe di corrosività potrebbe compromettere la durabilità dell’opera in tempi brevi. Per questo è molto importante che le parti (proprietario, direzione lavori, costruttore) analizzino assieme il tipo di ambiante dove verrà installato il castelletto metallico. Dal momento in cui il castelletto è installato, come succede per l’impianto, deve partire anche la manutenzione della struttura. È fondamentale che la manutenzione venga effettuata da personale adeguatamente formato. Inutile ricordare che queste attività, soprattutto quelle svolte all’esterno delle incastellature, devono essere eseguite nel massimo rispetto delle normative vigenti in materia di sicurezza sul lavoro. Molte volte i castelletti metallici che contengono gli impianti ascensore/piattaforme, una volta installati, vengono trascurati. Questo rappresenta un grave errore perché, soprattutto nelle installazioni all’esterno, le condizioni ambientali compromettono molto rapidamente la protezione superficiale esponendo la parte strutturale alle intemperie e alle sostanze inquinanti che, nel tempo, ne minano l’integrità. Ragionando con il nostro partner esperto dei trattamenti superficiali abbiamo visto che la frequenza della pulizia è un punto fondamentale che va tarata sul caso specifico. Ad esempio, in un ambiente non particolarmente aggressivo (ad esempio rurale o urbano), la normale frequenza di pulizia può essere di circa 12 mesi. Tuttavia, in presenza di depositi particolari di sporco la frequenza di pulizia dovrebbe essere aumentata. Quando l’ambiente è aggressivo la frequenza di pulizia va ridotta a intervalli molto più brevi, ad esempio 3 mesi. La manutenzione, inoltre, deve occuparsi dell’aspetto statico del manufatto. È importante, dunque, accertarsi che i fissaggi del castelletto all’edificio e le viti di assemblaggio siano tutti serrati come al termine dell’installazione. Assolutamente da non sottovalutare sono gli interventi di manutenzione di verifica straordinaria nel momento in cui si verifichino eventi sismici di media/grande entità. Questo vale principalmente per i collegamenti delle incastellature all’edificio che si va a servire. Occorre ricordare che la manutenzione è a carico del proprietario che può concordare eventualmente con l’ascensorista come manutenere la struttura. Le operazioni di manutenzione e di pulizia delle strutture metalliche devono essere studiate ed eseguite con attenzione. In particolare, nelle installazioni in esterno occorre far montare un ponteggio da personale formato e abilitato e utilizzare cestelli motorizzati. Nel caso non sia possibile procedere in questo senso, il responsabile della manutenzione dovrà definire con la committenza un modus operandi corretto, magari installando delle linee vita sul castelletto, sull’edificio o sul tetto dell’edificio. Reasoning with our partner for surface treatments, we saw that the frequency of cleaning is a fundamental point that must be calibrated to the specific case. For example, in a non-aggressive environment (e.g. rural or urban), the normal cleaning frequency may be around 12 months. However, when there are particular deposits of dirt, the cleaning frequency should be increased. When the environment is aggressive, the cleaning frequency should be reduced to much shorter intervals, e.g. 3 months. Maintenance must also take care of the static aspect of the building. It is important, therefore, to ensure that the anchoring of the metal shaft to the building and the assembly screws are all tightened as at the end of installation. Absolutely not to be underestimated are the maintenance interventions of extraordinary verification when medium/large seismic events occur. This applies mainly to the connections of the metal shafts to the building they are to serve. It must be remembered that maintenance is the responsibility of the owner, who may agree with the lift operator on how to maintain the structure. The maintenance and cleaning of metal shafts must be carefully studied and carried out. In particular, in outdoor installations it is necessary to have a scaffolding erected by trained and qualified personnel and to use motorised baskets. If this is not possible, the person in charge of maintenance will have to define a correct modus operandi with the client, perhaps by installing lifelines on the metal shaft, building, or roof of the building.
