Tuttavia, è essenziale che le attività di marketing rivolte direttamente ai condomini siano gestite con attenzione per non compromettere il rapporto con gli amministratori di condominio. Un approccio bilanciato può assicurare che gli amministratori non si sentano “scavalcati” o “messi da parte”, ma piuttosto considerati come partner strategici in un processo di miglioramento del servizio complessivo. Un’attività che sicuramente è necessario mettere in campo, consiste nel trasmettere ai condomini i vantaggi della manutenzione regolare e i rischi legati alla mancata cura degli ascensori installati nei loro edifici. È fondamentale informarli costantemente sulle attività realizzate, sui servizi offerti e sulle promozioni legate al miglioramento dell’efficienza e della sicurezza dell’impianto. Tutto ciò porta a stabilire un rapporto di fiducia tra l’azienda e i condomini che sono così portati ad aumentare la richiesta di servizi manutentivi di qualità, uscendo completamente dalle dinamiche legate al prezzo più basso. Avviare un piano di marketing specifico per i condomini può apparire complesso, vista la mancanza di canali diretti di comunicazione. Esistono, però, delle semplici strategie per superare questa difficoltà. Un’attività di marketing diretta ed efficace potrebbe essere l’inserimento di sales letters nelle cassette postali dei condomini, magari consegnate dai manutentori in occasione delle visite di manutenzione periodiche degli ascensori gestititi dall’azienda. Una possibile sales letter efficace, potrebbe essere strutturata come di seguito. The header should be catchy so as to immediately attract attention (e.g. ‘Discover the advantages of a lift that is always efficient and safe!’ or ‘Improve the safety of your lift in two simple steps’, etc.). Continue with an introduction that briefly explains who you are and what you do in a simple and concise manner.
